Manhattan Beach, California is the jewel of the South Bay. It is situated near the center of the South Bay communities, south of El Segundo, and north of Palos Verdes, Redondo Beach and Hermosa Beach. Manhattan Village (area 145)
East of Sepulveda Boulevard or the Pacific Coast Highway at the northern end of town, you'll find Manhattan Village, which is a gated community complete with a golf course and country club amenities. Within Manhattan Village there are townhomes, condominiums and single family residences that were built in the mid to late 1980s. Prices, as of this writing, are typically between $800,000 and $1.4M, with the exceptional property getting up into the low $2M range.
Manhattan Beach Heights (area146)
Still East of the Pacific Coast Highway and moving a bit South from Manhattan Village we enter an area that incorporates Polliwog Park and a few different neighborhoods. You can find homes in this area under a million dollars, but more will be in the mid $1M to low $2M range, with several new homes that are beginning to take over the older and smaller properties that still dominate this area.
East Manhattan Beach Mira Costa (area147)
The next neighborhood in East Manhattan Beach is very near to the award-winning Mira Costa High School and therefore carries its name as an identifying label. Primarily single family homes, you'll find prices from just under $1M to the mid $3M range.
Manhattan Beach Tree Section (area143)
Moving west across Sepulveda Boulevard (Pacific Coast Highway) closer to the beach, the northern-most section of Manhattan Beach is known as the "Tree Section," because of its distinctive abundance of trees that line the hills and valleys of this beautiful family-oriented section of Manhattan Beach. The rich variety of architectural styles of the single-family in this neighborhood range in price from $1M to over $5M.
Manhattan Beach Hill Section (area144)
The Hill ection of Manhattan Beach offers the best of all worlds in a beach community: views of the water and sand from many of the properties this area; ocean breezes; proximity to shopping, restuarants and, of course, the beach itself - but enough distance from the center of things for some real peace and quiet. The homes in this section of Manhattan Beach are a mix of new and old, contemporary and classic with prices from under $2M to over $7M, and occasionally higher.
Manhattan Beach Sand Section (area 142)
Ah yes, beach living! Here you'll find classic beach cottages to ultra-contemporary works of art by some of the finest architects working today, as well as very larges estates right on The Strand (the concrete pedestrian thoroughfare that sits right on the beach and runs from Redondo Beach north through Manhattan Beach, all the way to the northern edges of Santa Monica.) There are beach cottages and condominiums that can be found for just under $1M all the way to Architectural Digest featured properties in the $7M to $10M category.
